Gold Rhino Modular Home Process
Envisioning - Phase 1
Start by visualizing your ideal modular home, considering everything from the basic layout to specific details like landscaping, interior finishes, and room configurations. Whether you’re interested in a customized version of our standard models, a backyard office, or have a unique design concept in mind, having a clear vision from the outset will streamline the process. Explore our modular home gallery for inspiration, and remember that our Product Managers are ready to help bring your vision to life, whether it’s a customized model or a unique project.
Initial Consultation - Phase 2
Once you’ve identified modular homes as a potential solution, you’ll connect with one of our expert Product Managers to discuss your vision and goals. We’ll guide you through the feasibility of your project, address potential challenges, and help you determine if a modular build is the right fit. Our team will assess your land, explore delivery options, and outline any necessary permits. Schedule a call with us to kick off this phase.
Financing Options - Phase 3
As you explore your custom modular build, it’s important to consider financing options early in the process. We can assist you in exploring various financing routes, including personal loans, traditional mortgages, and commercial solutions for business projects. While Gold Rhino Modular Homes does have in-house financing options, we encourage buyers to contact their own credit union, bank or financing institution to discuss financing options as these institutions will be able to offer more favorable terms. Starting your financing application early ensures you are prepared when it’s time to move forward.
Permitting and Site Assessment - Phase 4
With your decision to proceed with a modular home and your financing in place, the next step is to tackle permitting and site assessment. Our permitting services are optional – unrestricted land areas can skip this step. Permitting requirements vary, and understanding these early can prevent costly delays. Our Project Managers will conduct a permitting and site assessment study, including liaising with local authorities on your behalf. By allowing us to handle these discussions, we can streamline the process and help avoid potential setbacks that could arise from miscommunication with local agencies. During this phase, the property should also be evaluated on whether it is suitable for installation.
Quoting - Phase 5
Following the completion of site assessments and confirming permitting requirements, we’ll generate a detailed quote that outlines all elements of your modular home project. It’s crucial at this stage to meticulously review and finalize every detail, as modifications once construction has commenced can be costly and extend the timeline. Our goal is to ensure that every specification is accurate before transitioning to the next phase.
Invoicing - Phase 6
Once quote is accepted and site assessment details are sorted out, along with a final build specifications approval (if necessary), we’ll issue an itemized invoice covering the full scope of your project—encompassing design, materials, labor, and any requested features or enhancements. A 50% deposit is required at this point to confirm your slot in our production schedule. This advance payment enables us to allocate the necessary resources and initiate the construction process.
The Building Phase - Phase 7
With the deposit received, your modular home moves into our production queue. We’ll keep you informed about lead times and progress throughout the construction phase. Prior to starting the build, you’ll meet with your Project Manager to confirm all project details and timelines. We use a streamlined approach to construction, building your home in our controlled facility while you prepare your site simultaneously. This parallel process minimizes delays and expedites the overall timeline.
Site Preparation - Phase 8
As we build your modular home, you’ll need to get your site ready for the installation. This involves clearing the land, ensuring suitable access for delivery trucks, and making any necessary ground adjustments. Proper site preparation is essential for a smooth installation and helps prevent any last-minute obstacles. Our team is available to provide guidance and ensure that all site requirements are met before delivery.
Delivery and Placement - Phase 9
With your site prepared, we’ll schedule the delivery of your modular home. We offer various delivery methods, including tilt-bed trucks, flatbeds, cranes, or forklifts, tailored to the specific needs of your location. Our delivery team ensures the modular home is positioned accurately on your property according to your site plan. We handle the logistics so that the transition from our facility to your site is seamless, getting your home precisely where it needs to be.
Utility Connections - Phase 10
Once your home is placed on-site, the next crucial step is connecting it to essential utilities such as water, sewage, and electrical systems. This phase typically requires coordination with licensed professionals who can handle the connections to your local utility infrastructure. It’s important to have these contractors lined up in advance, so they can promptly finalize connections, ensuring your home is fully functional as soon as possible.
Optional Certifications and Final Approvals - Phase 11
In some states, additional certifications or stamps of approval are required at the final stage of your modular home project. These could include build certifications or compliance verifications to meet state-specific building codes and standards. If such certifications are required in your location, our team will assist in obtaining the necessary documentation, ensuring that your home meets all legal and regulatory requirements. We handle the process to streamline final approvals, making it easier for you to move forward with confidence.
Personalization and Move-In - Phase 12
The final phase is where your house truly becomes a home. Add your personal touches by furnishing and decorating according to your taste and lifestyle needs. This is your opportunity to customize the space further, ensuring it meets your vision and comfort. We provide resources and suggestions to help you make the most of your new modular home, from efficient storage solutions to aesthetic enhancements.
